By using rentalpropertymath.com, the calculators, the guides, or the embed, you agree to these terms. If you do not agree, do not use the site.

Educational purpose only

The content and calculators are provided for general educational and informational purposes. They are not investment, financial, tax, legal, accounting, appraisal, lending, or brokerage advice. They do not create a professional-client relationship.

We are not a lender, broker, property manager, appraiser, attorney, accountant, or investment adviser. We do not know your financial situation, risk tolerance, tax position, or investment objectives. Do not make an acquisition, financing, or tax decision solely on the basis of a result from this site.

Estimates and assumptions

Calculator results are estimates based entirely on the inputs and assumptions you provide. The site does not verify rent, vacancy, taxes, insurance, HOA dues, condition, title, zoning, permits, financing, or market data. A mathematically correct result can still be based on unrealistic inputs.

Cap rate, NOI, implied value, value gap, rent needed, cash flow, cash-on-cash return, DSCR, hard money loan costs, cash to close, exit profit, projections, and related outputs are simplified measures. They do not model every cost, tax effect, financing term, or future event. Verify the property and the financing independently before acting.

No warranty

The site is provided on an “as is” and “as available” basis. To the maximum extent permitted by applicable law, we disclaim all warranties, express or implied, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the site will be uninterrupted, error-free, or free of harmful components.

Limitation of liability

To the maximum extent permitted by applicable law, Rental Property Math and its contributors will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, revenue, data, goodwill, or opportunity, arising out of or related to your use of or inability to use the site. This includes decisions made in reliance on calculator results or guide content.

Some jurisdictions do not allow the exclusion or limitation of certain damages. In those jurisdictions, the limitations apply only to the extent permitted by law.

Acceptable use

You may use the calculators and read the guides for personal or internal business purposes. You may link to the site and embed the embeddable calculator using the provided embed page. You may not:

• Attempt to disrupt, overload, or reverse engineer the site's hosting or security controls.
• Remove attribution from an embedded calculator where attribution is provided.
• Represent the site or its results as an appraisal, personalized advice, or a guarantee.
• Use the site in violation of applicable law.

Intellectual property

The site's original text, design, calculator implementation, and branding are owned by Rental Property Math or used with permission. You may quote a short excerpt with attribution and a link. You may not republish substantial portions of the guides or calculators without written permission.

Third-party names, references, and linked materials remain the property of their respective owners. Links do not imply endorsement.

Saved deals and local data

Saved deals and comparisons are stored in your browser. You are responsible for managing that data. Clearing browser storage, changing devices, or using private browsing may remove saved deals. We do not maintain a backup and cannot recover locally stored data.

Third-party links

The site links to third-party sources and may be embedded on third-party pages. We do not control those sites or their content, and we are not responsible for their accuracy, policies, or practices.

Changes to the site and terms

We may change, suspend, or discontinue any part of the site, including calculators and guides. We may update these terms from time to time. The effective date at the top of this page will be revised. Continued use after a change means you accept the updated terms.

Governing law

These terms are governed by the laws applicable in the jurisdiction where the site operator resides, without regard to conflict-of-law principles. Any dispute will be handled in the courts of that jurisdiction, unless applicable consumer law requires otherwise.
