Numbers, not advice.

Rental Property Math is an educational calculator and guide site. The results are estimates based on the inputs you provide, not a recommendation to buy, sell, hold, or finance a property.

Effective Oct 29, 2026

Educational purpose only

The calculators, guides, and other content on rentalpropertymath.com are provided for general educational and informational purposes. They are intended to help you understand the structure of a rental property calculation, not to replace your own due diligence or the advice of a qualified professional.

Nothing on this site creates a professional-client relationship, an agency relationship, or a fiduciary duty between you and Rental Property Math or its contributors.

Not financial, legal, tax, or lending advice

We are not a lender, broker, property manager, appraiser, attorney, accountant, or investment adviser. We do not know your financial situation, risk tolerance, tax position, or investment objectives. Do not make an acquisition, financing, or tax decision solely on the basis of a result from this site.

Property laws, lending programs, tax rules, and market conditions change and vary by jurisdiction. Content that was accurate when published may become outdated. Verify the current rules with a qualified professional in the relevant jurisdiction.

Estimates are not verification

Calculator results depend entirely on the inputs and assumptions you provide. The site does not verify rent, vacancy, taxes, insurance, HOA dues, condition, title, zoning, permits, financing, or market data. A mathematically correct result can still be based on unrealistic inputs.

Cap rate, NOI, implied value, cash flow, cash-on-cash return, DSCR, hard money loan costs, seller financing terms, BRRRR outcomes, and related outputs are simplified measures. They do not model every cost, tax effect, financing term, or future event. Read the methodology for the formulas and known limitations.

No guarantee of results

Past performance, projected returns, and hypothetical scenarios do not guarantee future results. A calculator can show what a deal looks like under a set of assumptions; it cannot predict vacancy, repairs, interest rates, taxes, insurance premiums, or sale prices.

No offer or solicitation

Nothing on this site is an offer to buy or sell a property, security, or financial product, a solicitation of an offer, a commitment to lend, or a guarantee of financing terms. Any loan or property decision is subject to the terms, underwriting, and approvals of the parties involved.

Third-party links and sources

Guides link to primary sources and other third-party websites for reference. We do not control those sites and are not responsible for their content, accuracy, availability, or privacy and data practices. A link does not imply endorsement. When you follow an external link, review that site's terms and policies.

Advertising and affiliate disclosure

At launch, the site does not display advertising, use affiliate links, or accept paid sponsorships. If advertising, affiliate links, or sponsorships are added later, they will be disclosed clearly on the page where they appear. Commercial relationships will not change the calculator formulas, the methodology, or the editorial conclusions.

Limitation of liability

To the maximum extent permitted by applicable law, Rental Property Math and its contributors are not liable for any loss or damage arising from your use of, or reliance on, the site or its results, including decisions about a property, a loan, or a tax position. The full limitation of liability is in the terms of use.

The calculators are free and run in your browser. They show the assumptions, so you can test the deal instead of trusting a single number.
