A useful correction report lets us reproduce the result without guessing. Include as much of the following as you can:
- The page URL and calculator name.
- Every input you used, including whether you were in simple or advanced mode.
- The result the calculator showed and the result you expected.
- The formula or source you believe is correct, if you have one.
- A screenshot if the layout or a saved deal is part of the issue.
We verify the math against the methodology and any primary source before changing a formula. If the result is mathematically correct but the assumption is unrealistic, we may clarify the limitation instead of changing the output.
What we can and cannot help with
We can explain how a calculator works, how an input affects a result, and where a formula comes from. We cannot:
- Review a specific property or tell you whether to buy it.
- Provide investment, legal, tax, accounting, lending, or appraisal advice.
- Verify rent, taxes, insurance, condition, title, zoning, or comparable sales.
- Recover saved deals after browser storage is cleared or a device is changed.
- Provide a loan approval, rate quote, or commitment to lend.
Those limits are part of the site's disclaimer and terms of use, not a sales tactic. The calculators are educational tools.
Please do not send sensitive information
Do not email account numbers, tax returns, Social Security numbers, bank statements, or other sensitive financial information. For a calculation question, the inputs and the page URL are enough. Read the privacy policy for how email and local calculator data are handled.
Common questions
Do you provide personalized investment advice?
No. Rental Property Math is an educational resource. We cannot review your deal, recommend a property, approve financing, or give legal, tax, or accounting advice. Consult qualified local professionals before you act on a deal.
Why is there no contact form?
The site is static and does not run a server-side form inbox. Email keeps the site private by default and gives you a copy of the conversation. Use the email address on this page and include the page URL when you write.
How quickly will you reply?
We read every message. Most replies take a few business days. A detailed calculator correction can take longer because we verify the inputs, the formula, and the source before changing anything.
Can I suggest a new calculator or guide?
Yes. Tell us the question you are trying to answer and why the current tools do not cover it. Suggestions are reviewed alongside corrections and editorial updates, but we cannot promise a timeline or that every request will be built.
Can I embed a calculator on my own site?
Use of the calculators and guides is covered by the terms of use. Short excerpts may be quoted with attribution and a link. For republishing or a commercial embed, email us with the site, the intended use, and the calculator you want to use.

Let the calculator answer the first question.
Run the numbers in your browser before you email. The cash flow, cap rate, and DSCR calculators show their assumptions and work without an account.
